Council okays commercial zoning requests

Midwest City leaders recently okayed zoning requests for a pair of commercial development projects.
On June 25, the city council approved a preliminary plat for a commercial development project at 2500 S. Douglas Blvd. and a rezone application to transform the former Moose Lodge, 8713 E. Main St., into a storage facility.
Dentistry by Design requested to subdivide a 10-acre property on S. Douglas into three commercial lots as part of the preliminary plat. They plan to build a commercial building that would house multiple dental offices and sell two frontage lots for commercial development.
The proprieties would be accessed by one common shared drive off Douglas Blvd. It would be designated as SE 25th St.
The dental office will be a 10,000-square-foot, two story building. It is expected to house about 3-4 dental providers.
They plan to sell the two commercial lots along Douglas Blvd.
Councilman Pat Byrne said the area has experienced issues with drainage to the east of the property. Matt Summers, director of planning and zoning, said much of the east end of the property is part of a creek floodway and will remain unchanged, according to plans.
Dentistry by Design has been owned and operated by two generations of the Harroz family – Dr. Edward Harroz Jr. and his son Dr. Edward Harroz III. The younger Harroz will be moving to the new practice, but they plan to continue operating their current office on Reno Ave.
Construction is expected to begin by the end of the year.
The second item was a request by J. Grayson Ridgeway with Farallon Properties LLC to amend the existing planned unit development zoning for the former Moose Lodge.
The developer plans to convert the existing lodge building and add new structures for personal storage units. The new structures will be built in the current parking lot.
The property will need to comply with screening requirements.
A third zoning agenda item was pulled by the applicant. It included redeveloping a residential property on Wilkinson Dr. into a multi-tenant property for transitional housing.
